How Easy Is It to Buy a New Construction

If you’re exploring the option of buying a new construction home in Greenville or its surrounding areas, chances are you’ve got some questions about the steps to buying a new home.
While the process does require a few more steps than buying a used home, it’s all worth it in the end, because you get to choose the finishes and features that you’ve always dreamed of in a home.
Here’s how our new home buying process typically works:
Step One | Choose a Floorplan or Community Location
Start with what you know: What fits your families needs. # of Bedrooms? Work from home space? Recreation space? Not sure? Meet with a Cothran Homes Sales Counselor to find the best fit!
Step Two | Take a Tour
We highly recommend that you get to know our homes with a tour. It’s your choice: Take a Self-Tour, a Virtual Tour, or schedule a walk-thru with our Sales Counselors.
Step Three | Choose Your Home!
Whether you purchase one of our Move-In Ready Homes (Finished) or an Available Quick Move-In Home (Under Construction), our experts work with you to find the perfect home for your family.
Step Four | Secure Financing
Know what you can afford BEFORE you start looking. (That includes the purchase price PLUS care, maintenance and taxes!) Bonus points if you go through the pre-approval process first. In today's market, this will give you a headstart and allow you to move more quickly on your purchase.
Step Five | Sale Agreement
A signed sales agreement kicks off the building process. This contract covers what you’ve decided so far: floor plan, lot, price, included items, and any special conditions. It also has timelines for selections, deposits, and construction. The contract also includes contact information for key people you’ll need to keep in touch with along the way. The sales agreement is your guide to getting your house built on time and within budget!
Step Six | Closing On Your New Home
Construction is complete and you’re almost at the finish line! All you have to do is attend Home Owner Orientation to learn how your home and all its systems work. Once we have your final sign-off, you’ll close on your new home, receive the keys, and move into the dream home you’ve worked so hard for.
